It’s just a thought now and truth be told I’m not sure how valuable it would be to consumers.

Talking to tenants will give you valuable information about the neighborhood and social issues, but it is important that you understand your role and position when you speak with tenants, and not be concerned if they welcome you or not (most likly they will be distant and sceptical).

It sounds like you have great drive so harness and be efficient with it as your time is valuable.

Be aware that very, very few people in this world will hand you a valuable asset or cash unless you have something of value to exchange for it.  

Upon selling my valuable 2 family house in which I hold the deed , do I  qualify for a 1031 exchange on my rental unit (which was originally occupied by us but has been rented out for the last 5 years) as well as qualified to use  the $500K exemption from capitol gains tax on my residential unit?

@Connie Steele - If you're signing a personal guarantee (recourse loan) then the bank wants to continually verify your ability to repay the loan.

Maybe we'd get into a situation where those houses are valuable someday but it's a very blue collar area and the lots/houses are so teeny tiny there it would take forever before there's value in doing something in that immediate area.
