Hello Rich,i do not have a fraction of your experience but i've come to the same conclusion you made; As foreclosures are becoming rarer and selling at above reasonable prices, construction is becoming more and more attractive.

It will increase the loan amount and make it more attractive to Lenders.

The incentive for gentrifying the C locations around our city is one of the most attractive thoughts for me.

But in most cases that cash in hand and one loan, one payment based off of a 30 year fixed rate seems more attractive. 

If you have a high income w2, then the BRRRR method may not be as good or as necessary because you don't need to recycle the cash but if you need to recycle the cash then the BRRRR method is more attractive.  

This type of property can be attractive for rental use, fix and flip, or even to secure a lot in a good location to tear down and build.The key to buying an “as is” property is to understand that sellers are still subject to a home inspection.

You would think that might attract some sketchy people on such a platform, don't know if I could bear doing that.

Seems like it attracts the best tenants. 

I noticed that most of these sites has a multi-family offerings that were pretty attractive.

Does it solve anything that does not already exist or maybe it attracts currency investors because it is backed by real estate?
