One tenant had a new roof ($18,000) installed at his expense, (he just wants first refusal if we sell).Furthermore, NNN &/or CFD doesn't have the multi-unit tenant/maintenance drama that he will not have the time for at this stage of his Corporate career.

I've divided our strategy in stages. 

They found a really nice house but it was still in the OO stage. 

I don't think he absolutely NEEDS to get rid of it quickly, but if he doesn't, he is stuck with realtor fees, holding costs, staging, etc etc etc.

Enter stage left roadblock #1, the few folks I've dealt with(local CUs) require 20% down even for an owner occupied multi family.

I'd suggest getting a little curb appeal going, some better photography, and a little staging.

Stage engaged by visiting your properties regularly and conducting inspections. 

The property is in the early stages of pre-foreclosure and I have completed some research on this property.
