I’m based in Ohio and recently started learning about real estate wholesaling and flipping houses.

I’m established in my career and not looking to make RE my full time but I don’t have a ton of capital and I enjoy modeling and underwriting and being hands on with management so the passive/syndication route isn’t an option.

Wholesaling is a solid way to dive in, especially while you build out your team and explore other strategies like BRRRR, flips, and MF. 

At that point, I'd rather use hard money to fund the downpayment and go the conventional route - at this point at least.

New construction in a city like Nashville was and has been a staple in how I started my journey as wholesaler.

The house is used as an STR (we just went live) - built in 1928, remodeled with addition in 2018.
