I purchased a house that was for a house hack knowing that it would have poor cash flow when moving out and even have some negative months, but I knew I could support it and it was in a prime location to appreciate.

You have to be a self-starter though since there isn't a true physical office to head into on a daily basis - most all of the training and support is online. 

I had a couple of issues getting a loan sadly and couldn't start that business, but the advice she gave is pretty universal.

We may move out of Colorado to be closer to support for our kids so we would not be looking for a new home here in the Denver market.Question is do I sell and use ROE to purchase a home for us to live in, in a less expensive market, and use the rest to invest in markets that have potential to cash flow (that is our RE strategy)? 

Or is there like a universal guide to writing a contract?
