I am a new investor and have not yet done any deals, but I am learning a tremendous amount on these forums and through the books introduced to me by this site and the members of it.

I have nothing against the Wholesale model as I think it’s a great way to get started and can be tremendously successful as you scale.

After years of renewals our rates increased tremendously. 

St Pete currently has exploded tremendously.

Tampa and area is a fantastic opportunity to invest in, there is massive growth coupled with being a tremendous vacationing destination the projections for future growth are very promising.That being said if you are only here 4 months of the year you are obviously looking at short term. 

This has led to tremendous opportunities as a result. 

I have a tremendous number of patients that get their drugs from the VA, because it's free, but, come to me for actual healthcare because they see the lousy care given in a gov't facility.

If so, you are at tremendous risk.

The reason is because there has been a tremendous amount of income transfer from one community to another (think LA to Phx).
