I never expect any food - with dietary restrictions and preferences it's hard to find something that's universal, though a couple of granola bars or some cookies are a nice treat and can come in handy for travelers with small children who arrive hangry.

You won't find this out unless your agent is asking before you offerWrite in additional terms that you waive your right asking for any repairs, and will only ask for lender specific demands (treat termites, etc.) but will make up for those with buyer to pay seller closing costs to equal that amountOffer to pay for all closing costs (excluding commissions unless you're really motivated to make the deal happen)If you're really daring, you can try these much more aggressive tactics; not for the faint of heart or inexperienced.

As already stated, don't leave ANY equipment, appliance or other items that you aren't willing to have break or disappear.......Also if you provide stuff like that, when it breaks, they expect you to fix or replace it....and they will treat it like its disposable because it's not on their dime

In our company we occasionally send clients or people we work with "thnks" and they are e-gift cards to various places, often tailored to fit the season (ie, holidays) or a bundled product with a cute name ("Sweet Treat" THNKS might be a starbucks giftcard for the exact amount required to purchase a mocha and a cake pop).
