If you are used to working and managing property for actual "investors" who make sound decisions based on what's best for the financial health of their properties you may be in for a bit of a surprise with HOA Boards.

We put a sign out front and surprisingly, had a few people stop to inquire about the property.

You would be surprised at the stuff they use!  

Another little known trick---call the emergency contact they list on their application and see what they have to say.

Hey guys I'm new to bp I'm surprised I never heard about this awesome community.

My concern is that some emergency will happen or a maintenance request will be submitted that needs attention before I will return and I will not be able to handle it.As a result, I have called numerous South Bend handyman services but none seem to offer 24h service or answer calls.My question is, how did some of you smaller landlords handle this issue?

I must admit I was extremely nervous having not ever done it before, but I was pleasantly surprised at how smoothly the whole thing went.

I would be surprised if an attorney that handled these types of transactions didn't already have a draft prepared.
