I've also purchased a property through foreclosure that could have easily supported the debt on it but was managed so poorly that the owner couldn't keep it.I personally would feel comfortable with as much as 60% of my income going to debt service, however that would not be ideal - 50% or less keeps me happy and sleeping well at night.  

I have a great support system behind me. 

Here is the list of features I am looking for (you can assume that my SDIRA doesn't support them - hence all the troubles I have had. 

.- Customer support! 

It's important to have a lot of support in this industry - both personally and professionally. 

We think with bringing the retail rents to market (which we have solid comparable to support), cap rate could improve to 6.3%..

Of course there could be extenuating circumstances, but it sounds like the market won't support more apartments.

I'm a newbie to BP in the Bay Area and have been amazed with all the Q&A support from the community.  

So, it's a bit limited and not as well-rounded as one might like.Also, FB does NOT have local investor communities or support groups.
