Thanks for the insight, I've realized a lot of that now that I've done more research on the area and talked to some investors and real estate agents.

I am now considering expanding my search area and was wondering if anyone could provide insight on the best suburbs and towns around the Philadelphia area or inside the city to find the best rent to price ratios?

Not every investor is suited to be a landlord in every possible neighborhood.If the reality of a stolen meter surprises and rattles you, I think you are probably better suited for being a landlord in other types of neighborhoods.Thank you for your insight Randy E.!

Any insight on this would be much appreciated.

The HOA had tried unsuccessfully to get insurance to pay for repairs, but insurance has denied the claim.So my question is whether or not this is something that should have been disclosed legally, or whether it is simply a case of "buyer beware" and now it's my problem to deal with $$$$$$$$$$.Anyone have insight?

I am definitely trying to learn all that  I can, the guy is knowledgeable and has a lot of insight.

I guess I am saying, just make sure you are buying it right, which is hardly insightful advice.
