Has anyone ever had success with a demand letter?

The site and the podcasts have been responsible for my success, be it limited, in my real estate endeavors. 

We are known for STR, but we have found that househacking, MTR and LTR are successful too. 

The buyer will wire earnest money to the title company (whatever was negotiated on the contract).

Is the "guru" actually someone that is active and successful in the market, meaning are they someone you would want to learn from?  

I think the uptick in traffic definitely shows the common sentiment these days that it's important for MTRs and STRs to stand out as much as possible and that extra amenities can really make a difference in traffic/success

It won’t be your last clean out if you are successful enough to do this for a while.

Have you had success with AirDNA internationally?

If this was truly a system that "worked" plenty of you would be successful right?

Especially looking to hear from anyone that has successfully attained this sort of goal and able to share their input.
