Might be useful if trying to submit more competitive offers to beat other VA loans and then doing an IRRRL.

Just make sure guy can get someone you trust to go out and do a complete walk through, and video record it, while describing what they see.

Working on submitting a counter-offer on a potential short term Buy/Hold, which i expect to Flip within 2yrs.The property is offered at $105K, down $10K under market price.

I asked the person if anyone in her household smokes, and she says no, and then I see on her FB page a video where her husband smokes and she comments that they are smoking before going into a hotel - why should I not believe it? 

Also have our property manager do tours of the properties and take videos on the more run down stuff so we can get an idea of how it's going.I would also suggest, once in a while, visiting any property you own with little to no notice so you can see how it actually is on a day to day and not after a PM has cleaned it up knowing you'll be there.There's no right answer of when you should or shouldn't, it'll all depend on what will make you comfortable and what you can afford.

(You already know the seller isn't willing or able, or this stuff would have done prior to listing it)Tell the listing agent that this is your plan when submitting the offer, and that you will be having a very short appraisal contingency.
