(My partner is interested in BRRR / I like the idea of going slightly higher end SFH and going for a combo of appreciation + positive cashflow but many seem strongly in favor of multi-tenancy for scale so I'm still figuring out where I land on that).

I strongly believe the the community I purchased my primary in has massive potential upside, and have been blown away by the prices i've seen my neighbors sell their properties for within just a year of owning. 

Simple, get a title search and commitment from a title co., they will tell you what you need for clear title.

But for those that want to hold forever I can see these being cost effective.. but not if you think your going to exit.. unless there is some strong appreciation.. which the mid south does not really have or the deep south does not have.. 

It is strongly in your best interest to read it.

I think these are fantastic groups for land lords to be a apart off, and I strongly recommend that you start one.

If painting, I would decide if my gray walls leaned green or blue and go with a darkish green/gray or blue gray...with a strong green or blue undertone.

So make sure the depth of the subfloor you have is strong enough to span the distance of the joists.

I believe Escrow is once you go firm / commit to the property after due diligence (DD).
