(My partner is interested in BRRR / I like the idea of going slightly higher end SFH and going for a combo of appreciation + positive cashflow but many seem strongly in favor of multi-tenancy for scale so I'm still figuring out where I land on that).

But for those that want to hold forever I can see these being cost effective.. but not if you think your going to exit.. unless there is some strong appreciation.. which the mid south does not really have or the deep south does not have..

If painting, I would decide if my gray walls leaned green or blue and go with a darkish green/gray or blue gray...with a strong green or blue undertone.
