It is not just about a misunderstanding, this is about the guest being a fraud and actually a thief when you think about it (they are paying for X and used XYZ)Great strategies for dealing with it too.

Also, make sure that you are secured by a lien on the property and are always lending in first position unless you are using an advanced second lien strategy with a reasonable CLTV (combined loan to value). 

You will want to read through them carefully and also have a second exit strategy in case STR is not allowed or get banned in the future. 

In my opinion, the BRRRR strategy is an excellent choice and I have some great lenders I can recommend you.
