The interest paid back to myself would only benefit my retirement, I can stop giving money to those damn dirty banks, AND, most relevant to this post, I would lower my taxable income to an all time low. 

They could also be an option since they can serve as a one stop shop.

Charlie,The area is in a great downtown location, no flood plain and I would venture to say that it's in a stagnant economy to where it's at as in this particular case the city is growing rapidly westward. 

I actually started listening to the podcasts several years ago and then stopped, did not realize how big the forum was.  

I have also been entertained with the thought of doing a joint venture with a more seasoned investor who has the money if I bring the deal.  

I just got word today that a long time tenant that currently rents a single family home from me in a small rural town, had to have the police come stop a domestic dispute 2 days ago.

After lurking in the shadows for a while I figured it was time to stop being shy and introduce myself on the forums.

Then we stopped doing rehabs as numbers stopped making sense.

It has been so random for me, that I have stopped worrying about trying to time my leases to correspond with certain times on the calendar.

However, I think for someone like myself who is just starting out, I get cold feet when I hear "watch-out" for stop work order stuff, when my plan is just minor upgrades, etc.Am I falling short on my analysis?
