I thought about starting out with 1 single family residence for long term or midterm rental.

It all starts with building your team.

One sale can be worth 10-20 leases or more, personally I would rather work really hard to sell a few properties if I was just getting started.

So, if you don’t get approved, you’ll have to start the eviction process which will also take several weeks until the tenant is officially out. 

We have an LLC registered but haven't had much activity in it, so I was always thinking of starting a small-scale Real Estate Consulting where we could offer the afore-mentioned services for a minimal fee.

Can anyone convince me why should I start looking & investing in that area?

I went into the course assuming I was paying $10k for a streamlined acquisitions process but what i got was two days of narcissistic self-aggrandizing guru garbage, a “mind map” that looks like it was thrown together, 34 “strategies” that can be found for free on BiggerPockets sprinkled with juuuuuust enough guru gimmick word vomit and hand waving to impress the eager and inexperienced, several of which were repulsive and absolutely predatory..Instructing students who get their offers turned down by a seller to walk out of the appointment, get in their car and blast out the property out to cash buyers anyway..  

I literally have our inspectors plug in the device and we're up.The last benefit, which wasn't even intended at the start, is guest email collection. 

I found this one literally from passing though the area and seeing that they had started some sort of reno with a dumpster out front.

I'd like to start small with 1-2 STR tiny house(s) or other less expensive "alternate housing" options (yurt, airstream, etc).
