You make a great point about that mindset shift.

Solving Problem A by shifting it to Problem B isn't a real solution.

Two things.1) Is it legally a 3 bedroom or just make shift?

All your classic retirement funds (401ks/IRAs) slowly shift from stock to bond allocation as you age showing income production is generally more important than value appreciation as you age.  

With increases in conventional interest rates, investors are shifting to more creative forms of lending like interest only DSCR loans and we are picking up a lot of the slack.

My long-term strategy does not change, but I will shift away from using debt if it is likely to hurt my returns AND increase my risk profile in the near-term.If you are interested in exploring this nuance (how debt can actually REDUCE returns), run a calculator report and play with the interest rate.

The good news is that the industry is realizing this & shifting more toward financial planning & comprehensive advice.  

The market is shifting and it's becoming harder for sellers to find buyers.

I hate having any amount of debt period so getting into real estate is really pushing me to shift my way of thinking.
