How sensitive do you need to be with the timing of the sale, such as when foreclosure proceedings are starting or about to start?

Need to look more at what your $ making is as IRR is too sensitive. 

Would also allow for a stronger MTR pivot or low-season strategy with the medical facilities (1 mile to a trauma level 2, 2.5 to a level 1), universities, and corporate headquarters in the area.

I don’t have personal experience with MTRs in the area but I’ve experienced two of my traveling medical tenants going to Kansas City, MO after leaving my MTR. 

I’ve looked around college campuses and medical facilities.

I personally have small units (2BR max) and target traveling medical professionals, graduate students, and digital nomads.
