Damages due to neglect of properties (take pics) , fees (supply copy of rent checking showing late date) and disruption to neighbors (ask those neighbors to write a short statement) are good enough.  

I quickly scan the invoice with pics to make sure everything looks good on the purchase.

I've been scanning properties and analysing them for practice and to get a feel for what things are typically like in my area.

I built a website with full blown pics and been doing FB Marketing for a week, nothing.  

I'm finding many listings for these properties at a close to retail price, but can tell from the online pics that they need full rehabs.
