Although it is in a great location in proximity to downtown Raleigh, the houses on either side of the subject property (that will be the Airbnb) are fairly worn down, especially the one to the right including the back yard. 

I'm less confident about the back unit since it faces the alley... it does have a nice yard and driveway, but still, I can see it being a bit less desirable for folks. 

Currently, my leading contender is installing some sort of metal edging, rolling out ground cloth, and then spreading out a few yards of crushed stone.

For example, I have a property where the borrower (my entity in deed and I have a land contract) has unlicensed cars in the yard.

We do our container service and all of our 30 yard roll offs there.

They both said the couple next door leaves trash all over their front yard and the biggest problem is loud music and yelling at 2,3,4 in the morning.

And you can get some/all of that back when you file the tax return for that tax year with Rhode Island.Generally I think the price is OK for 2 units and you'll probably do OK but I think you might find this one a little more challenging over time than you might expect as that area (Chalkstone) is a bit rough in places, and the house having no front yard, while certainly easier for lawn mowing, also gives it a tougher feel.So I would be very careful with who you pick for the units as I think you're going to get a lot of "C" type prospective tenants coming through, and comparatively fewer "B" types who you really want.I think you'll probably do OK but I would plan to be pretty hands on for the first 3-6 months until you really make sure it's stabilized and you have decent tenants there.
