Louis and I am seeking to rent for a few months.  

I’m have my first house built in Portsmouth VA and will be renting out two of rooms in a 3 bed 3.5 bath townhome.

If local rents are $2,000 I make the lease amount $2,400.

Which neighborhoods are better to buy and rent? 

The debt/coverage ratio was fully covered by the rents.

If I were renting it out and not refinancing I wouldn't take that cost up front personally.

For potential profit I’d have to rent $2500+ monthly.

The last two years I'm basically breaking even on the rents, but after cap ex I'm out $2000-$3000 so far.

This property is ugly as-is, and some people truly get upset by an ugly house when they're renting it shorter term, as though it's some reflection on them personally.Good news is that you can paint those ugly rocks and brick the same color, and make it look WAY better.
