 I am looking to become a private lender and have heard about setting up a self directed IRA so that the interest can go back to the IRA and grow tax free, but....What about the set up fee, which I understand can be $1200+ and then quarterly fees?

I no longer live in San Diego, but my first couple house were in North Park, nice area (Although it wasn't when I first lived there :-)As to deep cleaning, we find that once a quarter is sufficient....although our regular cleanings get everything except the deeply hidden areas...

In addition, there is a quarterly MLS ($159)and annual Sentri Key fee.   

Now that I have more of an REI mindset, seeing my primary as a liability more than an asset, I would preferably like to rent out the new build, buy a home with a guest house/guest quarters to airbnb or rent which would help pay our primary homes mortgage.

Capital gains taxation applies to stocks and bonds.

Pest control, require quarterly walk throughs of rentals, extra requirements in lease for cleanliness.

We want to pay off our debt (car/credit cards/student loans/etc), and we also want to build a horse barn with living quarters on our property.

@Joe Splitrock  lending, taxation, and investing are all different in Canada than in the USA.
