I can see it being tough to rent in the winter though if a normal vehicle has trouble getting up the hill.

@Lauren Hay-Lavitt   Tough to get a valid answer I think as the cities are so far apart in a way, that probably few investors investor in all 4 and probably few invest in 2 of the 4....I can tell you probably all 4 are on fire....lots of investors, not enough properties, prices and rents climbing so far.One though in DFW area is to be very very careful with TK. 

With that said, it's tough to rent out in December/Jan/Feb. 

Finding a place to house hack "traditionally" that cash flows is tough these days.

To get a hard money lender interested you demonstrate your exit strategy to sell in less than 10 months or prove you can refinance out- this you cannot do with land.

It's tough on Mobile homes b/c they do depreciate even with upgrades. 

It’s tough to build a strategy around lucky.Most investors that are getting a cash out are buying extremely distressed properties wholesale and taking on large Renovations.

Its tough to find fixed term commercial debt out there.
