PS. yes this is the property I recently had a fire loss on and will replace it with another 3 bedroom 1 bath central air property for $22,000 in a slightly better neighborhood but will keep rent at $625 to retain a great tenant. 408 Sheridan ave Dayton Oh 45403 : purchase price 18K needed minimal repair , all in for under 20k including closing cost and title .All numbers are close but not exact.Rented to sec 8 tenant for $588 month just got increase to $625 month.approx taxes 995 annual insurance 580 annual .annual rent 7500 , less annul taxes and ins 1575 = 5925 from this you should subtract a reserve for maintenance and property management including vacancy.

I suggest your search for "Real Estate 101" that I wrote a few years ago, it will take you through the steps of seller financing and the issues for due diligence, but now there are other issues as well, the SAFE Act and upcomming issues with the CFPB, which is still up in the air.
