It would be for a private bedroom & bath upstairs of our home.

We came to an agreement that we would amend the lease and use her security deposit to cover May's rent, if she agreed to leave 6 June (lease was through Oct). 

People are creating private yards for tenants who live on ground floors and charging 50-75 more.  

I guess I could take money out of my house after I refinance, but was wondering if anyone knew any private lenders that would lend for a down payment for a building in MA or RI???   

Before these tenants stopped paying their rent, I secured replacement tenants for their apartment who are scheduled to move in a week after the current tenants were originally going to leave.

It's not difficult but you don't want floating floor on a stair tread; it needs to be firmly secured in some fashion to the subfloor treads.

Values are great, but cash flow lets me invest and live a better life NOW, not after I sell for a (hopeful) gain.Ovbiously not for everyone, but I'm happy with how it's going for me so far.I'm currently trying to find a good hard money lender/private investor to help me accelerate my next house rehab to get it rented asap. 

I've found a great partner to work with in some real estate and we are trying to finalize our Operating Agreement.While we both expect to be able to amicably part ways in the future, we both understand the importance of having a secured roadmap to dissolving the partnership.With that said, we are struggling with finalizing the OA, so I was hoping some people here could share their experiences and input on how they dealt with this issue.Right now, our plan is to have the following three options if a partner opts to exit:1.

Looking for suggestions for Private Lenders or good Hard Money lenders in NC.

Here in Ontario the seller would get first and last but no security deposit.
