What happens if a previous owner's mother lived in the building and special accommodations were made for her ( a chair life perhaps) that became unnecessary when I bought the building and I chose to no longer maintain and a long term tenant now needs such a device?

A reinstatement right also prevents the Mortgagee from calling the entire balance due.  

I've heard people state that if you only have a couple properties, an LLC isn't necessary but I think that may be simplifying it a bit.If your only assets are those two properties that are highly leveraged, the LLCs may be overkill.On the other hand, if you have other assets above and beyond that, to sidestep an LLC seems like an unnecessary risk.

There are no bi-laws preventing this currently.

I have found HELOC and refinance appraisals to be more conservative than purchase appraisals because they can be and not prevent a transaction from closing in many cases.

I was under the impression that Dodd Frank prevents using rent credits?

Apparently there are some problems with the utilities that prevents them to work on the property. 

However, there is nothing I know of in the building code that prevent connecting doorways from one residence into another. 

Currently, there are no rules preventing owners from renting and about 50% are rented currently.
