If they're a mom & pop who runs the business themselves, adding value is super easy.

My last one was found off market and allowed me not to have to deal with 5-10 other investors looking to grab whatever pops up on the mls lol. 

I guess one could say the growth in these cities is not sustainable and the bubble will pop.

I am based in the Bay Area, so I am looking at cities like Fresno CA and Sacramento CA, but I have found great deals pop up all across America, so it is making me question if staying in California is the best option.Thanks, Daivic

That being said, is it even worth fretting about the state of the current market if the right deal pops up?

Whenever they popped up in our office, we knew right where their lots were, and when we told them they could not drive in to it and had to use helicopter access or walk they sometimes were livid. 

Obviously that is not a realistic ongoing expectation but we believe going into spring value should pop again if we want to turn around and sell for a decent profit.

I guess now it is just a matter of waiting for the right duplex to pop up.

I learned through this short process and popped my cherry of making my first investment offer.
