It will cost me a bit more since the Northern NJ market is more expensive than the Northern VA but the quality of tenant will be much better and I think the returns will be in line maybe slightly worse but I will have the peace of mind that I can visit the property if there are any repairs, etc...

Check that there are no major issues with the infrastructure or environment, as it would be hard to address those from a cash flow of a park of this size.There are quite a few good things about the  park - city water and sewer!

I grew up in Boston and wouldn't move back for anything.I like peace and quiet, not traffic and sirens - but there's a butt for every seat. 

Seems like a headache free environment with good demographics based on my initial research.

I would take the latter, because friends come and go but your nothing beats your own happiness and peace of mind.

As others have mentioned, I'd get proof of remediation for peace of mind for you, your renters if they ask, and for your future buyers when you sell.  

The short answer is look at your long-term goals and learn what you need to for peace of mind and so you can go to the next step.

There's some unique things about your multi that might make it more attractive in an appreciating environment.
