I would start structuring your passion before anything else.

I see that Natalie already weighed in with several points/responses, but I feel passionately enough about this topic to also add my 2 cents.I'm a CPA. 

.* Painting: unless you are so busy you literally don't have time to do this or you hate it with an absolute and irrational passion then you love throwing money away.

I have been listening and following BP since December 2016 when I realized the power of real estate.I was a traditional index fund, buy and hold investor for years but was never really passionate about it.  

It is always a joy to see people's passions spill onto the site.  

I am very new to this but I've had a strong passion for real estate for 8 years now.

We are in it for the returns, but are also passionate about providing solid (safe and clean is our motto) low income housing options and revitalizing the neighborhood.If you manage them yourselves, be prepared for a lot of time and headaches.

Moving forward I’ve definitely realized not all realtors are in the best interest of the investor, so I plan on future deals really being with someone that shares the same concept and passion thanks again Tim
