The question is really, 'who is record owner?'

I've had a vacancy for a couple of months, and for the most part, I've turned people away because they've had assaults on their records, or they have a record for breaking into cars, etc.  

From the time of Aquisition (Date of Settlement) or the time that it's recorded at the courthouse?

The numbers were not the greatest and I did not keep records like I should have. 

I assume the banks will appreciate a track record once I get on my feet.

The second mortgage was attached to an alternate spelling of the owner's name and for some reason I'm still unable to do a record search by legal description of the property (name) on the Palm Beach Clerk's online system.

It doesn't go on their record, you don't go to court, and it is just a NOTICE to them that their rent has not been received.But even though it is just a Notice, it is imperative you send it to the tenants the first day rent is late because you can't even begin the eviction process unless that Notice has been sent. 

anyone found a company that does rental loans that you have had or know someone who has done business with said company...........I have used inland capital in east wa ...and eastside lending in Seattle WA.......both fund no upfront fee .....but all short loans looking for a rental loan company with good record........advice?

Probably broke the record for failed attempts but now that I've passed it I've taken my first real step into REI!
