You have to be buying with cash and you will need at least 10 percent at the time of the action close to secure the deal.

I received an email regarding the class action lawsuit on eRentPayment. eRentPayment is putting in $200,000 and the eCheck company they used is putting in $250,000.

It has a lot of actionable information.Since you aren't able to inspect the property in person, you probably want to stick to nicer investments in A or B class.

-Mike  Best course of action in my view is to sit down and run the numbers on what it would specifically take for you to make the new property work (what value, what cash flow, what metrics - ROI, etc.) and then be prepared to purchase another property only if a property becomes available which 100% fits your criteria. 

My advice is to figure out what gets you excited, take meaningful daily action toward that goal, and you'll be amazed at what you'll accomplish over the next ten years.

Mindset, goal and action will prepare you for success!
