Good Morning BP,I have a question about pooling money borrowed from private lenders.In my example, a real estate investor has 5 individuals who are going to lend 10k each for a total of 50k.  

Haven't purchased yet, but I have some very strong leads, one I'm viewing Wednesday morning with my contractor.  

The location of the property is in the middle of two military bases, so I know that I would be able to rent it out, but I don't know if I should try to sell it instead.

Account Closed  terrible advice... its one thing to be a bona fide buyer and another being a wholesaler trying to make middle man fee's with no real ability to close.clouding title is a bush league move.. unless you are buying it put up a ton of EM and seller is backing out then you can sue for performance... however probably not many have ever done this..

I find that spending 20 minutes a morning on a "To Do" list and my Google Calendar makes me much more effective.  

I want this lot its the last one then the street is built out.she docusigns me 5 minutes later  all cash close as soon as title can be done.. ( takes a while in those east coast states.. here in the west coast we can have title done same day) but thats another story.by the time I hear from here next morning  2 other offers now we are in Highest and best.So I put in an escalator clause.. thinking my competition may not know of this or their agents..

Last week it was the morning that I had to change out 2 toilets on the top floor of 2 separate town homes, then discovering a leak from the tub waste line in one unit, (which had been going on for a couple of weeks. the resident didn't call it in because she thought the carpet was wet due to humidity???)
