If you had a fixed term lease which ended April 30, but then accepted rent from the tenant on May 01, in most jurisdictions you would be deemed to be under the "default" lease which is a month-to-month periodic ... so you can terminate with 30-days notice.In some provinces, such as here in NB, there are slight differences when dealing with long-term tenants (defined here as being >5-yrs) which restricts the conditions under which you can terminate the lease ... however, a major renovation during which the building would be uninhabitable is one of the conditions under which the lease could be terminated.
