I have some experience in project management for a couple of smaller retail locations (one 3,500 sq ft and one 2,100 sq ft) which were complete renovations. 

There is a massive number of people on this forum that would be effected by a change in this deduction.  

It was a great experience, I am glad we did it, and we are a LOT better off in terms of knowing how to manage other rehab projects, and frankly it helps us a lot when evaluating new potential projects because we know what to look for and how to estimate repairs.More or less assume your first flip will cost twice as much, and take twice as long as you initially planned. 

He has about 10 pre-foreclosure properties in his pipeline, that he got through an agent he's worked with on other projects.

I had always said that I could do better on my own than being told what to do by a committee of people looking to be promoted through attrition, so I put my money where my mouth is.I bought my first investment grade rehab project and was off to the races. 

I looked at a similar project in Luzerne/Lackawanna Count.

For a DIY project I would estimate 60+mhrs

I am looking for suggestions on where in BP or other resources to find & connect with operators, sponsors, etc. who have larger RE projects they are working on.
