Once you have stabilized the property and satisfied long-term loan seasoning requirements of the bank, you'll refi to the less expensive long term lender. 

As long as the note payments are being made we are receiving a return of 17% + on the $450k we could have cashed out on - a much greater return than we could have reinvested at.

@Clare CuiI would requalify her - meaning have her provide you with unemployment amounts, how long she is able to collect and also how much $ she has in bank just like I would do for a new tenant

I found out on July 15 that my landlord policy in California on my single family rental home is being non-renewed and the last day of coverage is Aug 1.  

My plan is to work on on-market deals and focus on building long-term relationships with agents to bring me pocket listings. 

Investing now is a much better plan than waiting for some type of downturn that the nay sayers have been predicting for a long time that’s yet to happen.

They are one of the higher maintenance items and seem to only last a few years before being loud, wobbly or needing replacement. 

However, brrrr, especially in stable areas can be consistent over the long term and for generations to come.

My current goal is to start with house hacking and move on to long-term single-family rentals.
