I have an amazing investor lender that does DSCR, hard money, no money down fix and flip, and traditional loans as well. 

Without having the cash on hand I'm wondering if a private money loan is the only type of financing to work around this barrier.

So, in sum, house hacking can be when you are able leverage low down payments in order to control an asset (use an FHA loan and rent out the other rooms/units, use the VA loan with no down payment to ultimately turn the property into a rental property, etc.). 

So if it is leased through spring 2025 you need to provide an executed lease termination agreement. 

And there are OK to really good parts of Oakland that provide you with a good CoC and Cap rate.

As I understand, subject-to is most likely to work with VA loans.

I have a feeling, and I could be wrong, that Loan Originators have a good sense of whether you'll be approved for a mortgage loan or refinance.

They have it setup so if there is any "transfer" of the property deed that they are able to claim the loan balance due. 

The trustee says they "cannot provide legal advice".

If I'm understanding you correctly, you wanted a loan for 100% LTV at $625k with a 25yr amortization and a $2,500/month payment?
