So long as you have an ownership stake in both the property management company & the LLC that owns the asset you won't run into any licensing or 3rd party management issues either.

Im working on setting up a little contracting advertising company to make it easier for real estate investors and home owners to find the right people and for contractor to keep their schedules full and money flowing in.

Why give the contractor equity in the deal? 

@Michael Gefvert I'm not a contract or real estate attorney, but if you have a contract with someone that is found to be in violation of the law, I don't think your contract is enforceable...

The plan was I would help finance and be a private money lender and he is a general contractor that together we would share the profits from a flip or he would buy me out for a rental.

In the state of Indiana I know that you have to hold a brokers license to be a property manager under certain conditions.
