For townhomes, those usually have HOAs, and with HOAs, it can be an issue too since you can't control if the HOA changes policies on short-term rentals, lease lengths, etc, so HOAs can be your worst nightmare even if they appear good today.3) It depends again, do you want higher cash flow?

VRBO fees and taxes are charged on all revenue including the host fees, so it's not a way to "get around" any of that.Those are usually fixed costs (cleaning fee, etc) that don't scale with length of stay which can make staying at an STR (particularly on VRBO which tend to be larger places on average) difficult for a very short stay.

The cost will be spread out over the length of the mortgage (30 years), so in reality, you're not even going to pay full price for the use of it.Pay for it after you buy the property, and it's a lump sum out of your pocket...and all that cash flow you made up to that point goes "bye-bye" in what seems like an instant.
