They most often need to get there engineer out to the site, check city zoning, city restrictions, water and sewer access ( this varies wildly from site to site).

You may think you are not "representing" them, but by law you would be considered to be acting as their agent, though illegally.Just because someone writes up an article and puts it online, that gives you instructions on how to do something doesn't make it legal.

But I doubt this is the case from the sounds of it.I have purchased properties before where there were incredibly complex title searches, where multiple estates were involved, heirs died without a will, hand written deeds in the chain with incorrect or incomplete legal descriptions, etc. - and in instances like these, I've paid the closing attorney upwards of $1k - $2k just for his fee alone.

It's certainly not legal here in MA, but I don't know OK law on the topic.If that was all there were to it, I'd say that's a risk you take in wholesaling.
