That adhesive called muslcebound (Lowes) is the best thing ever invented for updating a kitchen backsplash.Those snappy trap drain kits (smooth inside) work, seem to hold up, are quick to install, and they don't leak.We use ALL the time the ryobi wood/metal door lock kit, the latch installation kit, the hinge kit.

One thing my broker brought up is that this may be considered a conflict of interest when it comes to the statement of identity that would have to be signed.The rehab budget is only going to be about $20-30k (walkthroughs for estimates next week) and I will be using subs for most of the work with the exception of some big ticket items like cabinet install and kitchen/bath tiling.

I've opted to knock down a wall that divides one of the bdrms from the kitchen (in Unit B) to give it some living space (odd not having any living area).

That is the only time in my career that I've used ratios.To provide some additional examples which may provide insight into why this is a questionable practice in my opinion:- I recently purchased a $300 kitchen faucet for less than $100 (it was the last remaining one on the shelf and so was on clearance (the model, although a top rated product in this price point had been discontinued by the manufacturer - although more likely just the model "number" was discontinued, but that's another topic altogether).

When the high end motels have 10-12 cars, I should have another 4 to 5 houses rented.Cheap motel is $350/week for a room with 2 beds.High end motel is $600/week for a room with 2 beds and breakfast, pool, gym, etc.I charge $400/week for a house with 2 beds, washer/dryer, kitchen with all appliances, cable/wifi, plus all consumable supplies.

The kitchen got the most attention with an LVL to open to the living room, we also added wood-grain tile, white shaker cabinets, stainless appliances, granite, and a mosaic back splash.

Hi all,I am currently working on a two family house in the riverdale part of the bronx, I went the route of converting the property to a 3 family house but am now wondering if it was worth it.Scenario 1:The house is a two family house where the 1st and 2nd floor are part of 1 unit and the 3rd fl is the second unit.The 1st floor has a garage, living room .5 bath and kitchen (400 sf)The 2nd floor has 3 br and a living room 1.5 bath (900 sf)The 3rd floor is a 2 br 1.5 bath (1000sf)The house was not in a move in condition but if I made some minor design changes and renovated the place I could have updated the house, kept the layout for the 1st fl the same and made the 2nd floor a 4 br 2 bath.
