I mean, you have to actively get involved in day-to-day running of the PM business as a whole.I get your points, though.

You must show that you need to be actively involved in the business, ie. property management, overseeing contractors, rehabs, etc.  

Some of the key things I've learned is to build a network of people who can offer what you are looking for, get involved in the community here and go to local meetups.

They charge $250/hr for any involvement in contract negotiations beyond initial preparation, which is about regular attorney hourly rate.
