Ask for a signed statement for each unit, who lives there, what pets are there, amount of rent, pet rent, amount of security deposit, end date of lease, amount of back rent owed.

He said he wants to stay and see if he can find roommate or i can find one for him.which I don't want to involve into.( also I doubt if he still has a job) and I personally want him to leave, sometimes he says like I have rent for next two months, sometime he says my dad is helping with rent etc.. i can ask/tell nicely to him, that finding a roommate may not workout , and ask if he can find some other place, and I can provide the lease termination based on the date they decide to leave.also these kind of discussion are better to do in person / on phone or in writing (email) ?

Going through the county eviction records has taught mea) Good property manager/owner files for eviction 3rd day after delayed payment b) (Insert reason here) property managers/owner files for eviction after 4+ monthsBoth cases it usually takes about 3 weeks for the eviction to go through once filed and the date for hearing is set.

They're not untapped markets, but for long term growth in values and rents, I think few markets have held up as well as over the 40 or 60 year time horizons (to date) as New York City and California (especially San Francisco and Los Angeles).
