I see out of state people make a few mistakes in their approach like not using attorneys to represent them in the purchase or downplaying issues that come up on inspections up front.  

Even though I canceled the contract due to inspection findings, it was a good lesson. 

Our further visual inspections after offer acceptance revealed repair costs that are significantly higher than initially anticipated when the offer was submitted. 

During the inspection, a crack was discovered outside the building but no crack inside.

I'm near the end of finishing my first real estate deal but the termite inspection came out positive.

I'd calculate management at 15-18% as there are likely going to be a lot more fees to the PM than the base 10% such as leas-up fees (typically 1 month rent), lease renewal fees ($100-1/2 months rent), inspections, maintenance calls, eviction fees, etc.

Now the inspection has come back.

Besides a general inspection, what would you recommend we have inspected?

You're right, between getting pre-approved to starting the search, viewing many properties, making offers, getting offers rejected, finally getting one accepted, then having it fall through (after the inspection, for example), then going back to looking at properties, finally getting an offer to stick and taking it to closing (which could take 45 days or longer), then doing the rehab -- it could take a while! 

Ive never seen an inspection report without this.
