You're happy with 85 dollars a door (adding back in cap ex/vacancy/repairs) you could do that easily w/ out the hassle of these low rents...Random example, literally 2 seconds on redfin to prove a point:https://www.redfin.com/MO/Independence/17409-E-41s...https://www.redfin.com/MO/Independence/4001-S-Redw...Rent Comphttps://www.apartments.com/cedar-ridge-apartments-...Even at list, 20% down and 6% interest this would be less than 600, and probably rent for 700+.

I also called my local REALTOR board and it is the understanding that TN has requested that each county and city figure out some type of regulations in order to address issues regarding short term rentals but that  each county, city is independent in making those decisions.

If I were in this situation I would want to continue charging full rent and pay the tenant for needed work independently of our rental agreement, then it's up to them what the money goes towards.
