Remember that after debt service most landlords on a SFH might be making a couple hundred bucks every month.

Do not ever expect your tennats to pay for utilities the last month they are there and expect them to abuuse the utilities in th event your relationship is not ideal. 

Don't remember the expenses you mentioned on the calculator but they're probably there. 

BIGGEST thing to remember is THESE ARE NOT YOUR FRIENDS!

I remember one county pulled up 3 houses to compare to mine.....all had 2 car garages, all were brick, all were pretty nice homes, compared to the foreclosure I bought ....then I showed them my pictures...got it reduced by about 50% and the appraiser just about fell out of his chair....with my evidence.   

Remember the guy that was “strike 1” in the story above about the parking area?

I don't remember his name off hand.

I think the rate for the triplex was ~ $150k with work needed (wasn't the most ideal setup/condition , and the duplex was ~ $120k with the same conditions). 

Just remember, debt is a two edged sword.

That’s what I’d really like to know.And with me being a newbie I figured that the comps had to be very specific but I’m assuming it’s finding the most ideal comps in terms of square footage and bedrooms?
