I've found many excellent wholesalers I do business this way.Another approach...just Google "sell my house" in your area and there will be at least 3-4 paid ads, and dozens more unpaid that will pop up.

Hello , I need some advice for a friend of mine - so my friend is being serviced with a eviction notice for non payment, the notice is dated for Jan 1st - jun 1st quoting 5,000$ but her rent has been paid by housing and was up to date which she has proof it’s paid.

The pros: - not having to do a major renovation from out of state- easier to get a conventional loan since the house is livable vs. a distressed property (would need to pay cash, do a hard money loan, some other type of financing)- can get a tenant in quicklyThe cons: - you don't know how good the renovation is, could be cosmetic without addressing underlying safety issues (plumbing, electrical, foundation, etc). - a home can pass an inspection but once someone is living in it and putting daily stress on the house (turning faucets on, light switches, turning on heat/AC etc), things can start to malfunction.

The very cheapest way to go is for you to wash the interior of the house. 1) Washing from the celing to the floor, including everything ( such as lighting fixture covers, the surface area above the cabinets, etc) is extremely time consuming and not easy.
