So, if all I got were welfare recipients with horrible credit and iffy co-signers - it was time to raise the rent.If I got high end tenants who weren't biting, after viewing the apartments, the rent was too high.My apartments were in a great location, well maintained, full of quiet tenants - but - it was converted to apts during the housing crisis during WWII, and they had not been upgraded much, except for new cheap carpet LOL.

The situation is that this owner can't afford the house anymore, renters are not paying, and it needs some rehab but from what I've seen via pictures it's not in horrible shape. the owner can't afford any of this.

Tenants put out milk and remove the mesh, then have the nerve to call us and tell us they have a horrible stink under their house.

When we've had to contact him a couple of times for repair issues, he always got back to us the same day and often had a contractor out at the site within 24 hours to fix the problem (and these were not urgent problems).On the horrible property manager side, I recently helped my sister get into a short-term condo rental.

I've not had any great experiences with prepaid rent, but I have had one extremely horrible situation that taught me to never except prepaid rents ever again.
