Would also add to your list of "Cons" horrible city/state planning with highways constructed along river (destroying valuable riverfront) and aging viaduct through heart of Hartford (separating 10,000 Aetna employees from downtown) which I believe has been one of the biggest detractors from the state.

Those are horrible returns, imo for all the risk.

If a tenant makes enough income to qualify for the rent and they can not save up the deposit money, they are absolutely horrible money managers.

Some of the turnkey homes I've checked out have land at a horrible incline or land that just isn't usable. 

I would ideally like to have assets in both markets but it seems through my current capabilities, I need to pick and choose one to double down on, sort of, instead of moving extremely slow in both areas...which I guess is not necessarily horrible. 

I hate stereotypes that peg women as some soft, fragile creature that needs to be protected from this big, bad and horrible world.

I have been trying to find PA landlord/tenant laws so I can read up on them myself, but the government sites are horrible to navigate, and other sites I find are selling stuff, so I can't find the doc I am seeing.

I've definitely had other bumps along the way, mainly horrible inherited renters, but slowly we are flipping them over. :)
