Many people utilize wholesaling to raise capital, but it seems that you may have enough capital to do some small deals in some markets.There are people who make a good living just wholesaling, but I think that most of us have a progressive plan of putting deals together (wholesaling), actively investing our working capital (rehabbing), and putting our excessive capital in to long term rental properties.Our goal was to wholesale and rehab properties until we had $300k in working capital.

Unfortunately, the seller owed in excess of $80,000 in liens to the city, which included a partial demolition in 2011.

I know I would... they won't cover normal wear and tear.. but beyond that there could be coverage.. and I would be talking to my insurance man or women to make sure in the future your covered for tenant damages in excess of wear and tear.I was in my case other wise I would have lost 30k plus.. as it was I only lost 10k..
