All gutted and trash cleared. 2500 sf

I just received appraisals on two buildings that are full gut renovations. 

I even read somewhere that you can use pressure treated plywood and then use wood look luxury vinyl tile, but my gut tells me that this cannot possibly be a good solution.  

Don't fear risk but be certain with your numbers and your gut on that first property. 

After a series of unfortunate events, that ate up nine months of time, the owners decided they wanted to cut their losses and sell the property as it sits (now fully gutted from our time there in March).That's where I stepped in and threw out the idea of me taking it over completely and keeping them on as a private money investor funding the deal.

This project is a complete gut.

Hello, we had hired a contractor back in September to gut and renovate our 3 bathrooms and kitchen, as well as apply 600 sq ft of flooring.
